Excellent location to base yourself with a car to make day-trips around Umbria and Tuscany. Excellent hosts, friendly and helpful. Good value.

Beautiful countryside location in the middle of farmlands, with a working farm next door to the main building. Excellent views of Assisi and Spello from the house. Large, spacious rooms with ample amenities, and very clean and well-prepared. Close to Assisi (15-20 minutes), Montefalco (about 15 minutes) and Spello (5 minutes). Very friendly owners who make you feel like one of the family. Very much a feeling of living at a farmhouse in Umbria, with real life going on around you, and few tourists, if any, near the house and its small village of Limiti.

Biggest negative is the lack of any internet connectivity - no WiFi at all, so you're going to be completely cut off out there. Owner needs to set up a WiFi base station for the guests' use. Road to the agriturismo is a rocky, dirt path with lots of potholes which becomes muddy in wet weather, and dusty in dry weather - your car will look horribly dirty after visiting this agriturismo. Luckily there are car wash places right near Spello where you can clean up. For some, the farm smell - which is very strong, especially after a rain - may deter, but I found it perfect for the atmosphere of the place. A bit isolated but that's the reason you stay here.
